The workload continues to be high in the land development section of the
Engineering Division. The level of complexity of projects continues to increase, as most of the current applications are for downtown specific plan, El Camino Real corridor and M-2 areas.
In the upcoming months, several downtown specific plan projects will be breaking ground as they obtain building and encroachment permits. The Public Works land development team has worked concurrently with developers over the last couple of years to review proposed projects to ensure City standard design requirements are met and when necessary, public infrastructure is upgraded to accommodate new developments. A few of the projects on the horizon are 1285 El Camino Real (mixed-use apartments and retail/office),
1400 El Camino Real (hotel) and
1020 Alma Street (office). Additionally, many street improvements are near completion on Haven Avenue, Hamilton Avenue, Newbridge Street, Bayfront Expressway and Willow Road.
In the M-2 area, construction continues on the
Menlo Gateway project (hotel, office and parking structure on Independence Drive) and Sequoia Belle Haven senior housing development (1221 Willow Street). Phase 2 of the Chilco Street Improvements is open from the limits of Phase 1 to the newly installed crosswalk. The remainder of Phase 2 will be completed and open to the public in mid-October.
