Hunter Properties is proposing to demolish the existing garden nursery buildings and construct 24 new residential units and associated site improvements at 133 Encinal Avenue. The project site is a 1.74-acre parcel that is part of the El Camino Real/Downtown Specific Plan. The proposal includes the removal of heritage trees.
The application was submitted on August 14, 2014, and is undergoing refinement to address comments expressed by City staff and the neighbors. A Housing Commission meeting was held on May 6, 2015 to review the proposed Below Market Rate (BMR) Housing proposal, which includes the provision of three BMR units on site (staff report). The Housing Commission recommended approval for the provision of three BMR units on site, including two moderate-income BMR units and one low-income BMR unit, with the option to pursue three moderate-income BMR units with an in-lieu fee if provision of the low-income BMR unit is determined to be infeasible.
