  • Current Status
    The applicant is requesting the following: 1) an amendment to the approved BMR Agreement to remove the requirement to provide three on-site BMR units, 2) a revision to the vesting tentative map for consistency with the proposed changes to the BMR Agreement, and 3) a PD Amendment for a two-year extension (until August 1, 2012) of the PDP for the construction of a previously approved mixed-use project located at 1452 &1460 El Camino Real and 1457 & 1473 San Antonio Street, collectively known as 1460 El Camino Real.

    On October 4, 2010, the Planning Commission recommended approval of these items to the City Council.

    On January 11, 2011, the City Council will be considering the proposed modifications. The City Council is the final decision-making body on all the items.

    Project Description
    The applicant, John Beltramo, proposes to merge four existing parcels, demolish the existing structures on the combined site, and construct a new approximately 26,800-square-foot, two-story office building with submerged parking and 16 two-story townhouse units with partially submerged parking on a property located at 1452 and 1460 El Camino Real and 1457 and 1473 San Antonio Street. The proposed office building would front onto El Camino Real, while the proposed townhouses would front onto San Antonio Street.

    Required Review
    The proposal requires the following: 1) Rezoning from C-4 (General Commercial District, Applicable to El Camino Real) to P-D (Planned Development District); 2) Planned Development Permit to establish specific development regulations and review architectural designs for the construction of a new 26,800-square-foot, two-story commercial building with at-grade and subterranean parking and 16 two-story townhomes with partially submerged parking on an approximate 1.5-acre site; and 3) Vesting Tentative Subdivision Map for the creation of 16 residential lots with associated common areas and one commercial lot for condominium purposes not to exceed 40 commercial units. The proposal requires the preparation of an Environmental Impact Report (EIR).

    Project History
    On August 1, 2006, the City Council approved the project.

    On April 22, 2008, the City Council approved a two-year extension of the planned development permit, vesting tentative map, and a modification to the planned development permit regarding temporary fencing during construction.
